What exactly does a buying agent do?
A buying agent works exclusively for you—the buyer—not the seller. I inspect the property, advise on a realistic offer, negotiate on your behalf, and verify the accuracy of the purchase agreement. The selling agent sits on the other side of the table; I am on your side.
How much does a buying agent cost?
I work on a "no cure, no pay" basis: you pay nothing unless the purchase goes through. My rates are transparent and include VAT: 1.5% for guidance starting from the second viewing, 1.8% including all viewings, and 2.0% for full service. No hidden costs.
How much transfer tax do I pay on my purchase?
In 2026, four rates apply: 0%, 2%, 8%, or 10.4%. Which rate applies to you depends on your situation, your age, whether you intend to live in the property yourself, and the purchase price. I’ll walk you through your specific situation in a free introductory call.
Does Busker Makelaardij only assist buyers in Amsterdam?
No, I can also assist you if you are looking for a home outside Amsterdam. Outside the Municipality of Amsterdam, purchase guidance is only available starting from the second viewing.
Is Busker Makelaardij transparent?
Yes. I work exclusively for the buyer, never for the selling party. My rates are clearly listed on the website, always include VAT, and I work on a no-cure-no-pay basis. No hidden costs, no fine print.
Hoeveel moet ik overbieden op een woning in Amsterdam?
This varies by property, neighborhood, and timing, but in Amsterdam, many homes still sell for more than the asking price. It is common for properties to go for 5–10% above the asking price, with some reaching as much as 15% or more in sought-after areas like Oud-Zuid, De Pijp, or Amsterdam Oud-West. However, this does not mean that every home sells above the asking price. As a buying agent, I analyze recent sale prices on the specific street, the condition of the property, and the expected level of competition for each home. Together, we can then submit an offer that is both realistic and based on the property's actual value, ensuring you don’t pay too much.
